I, Isaias Loukos, as President and CEO of ISL, LLC, have known Mr. Jim Hyrkas for about ten years. During those ten years, Mr. Hyrkas had been practicing his profession as a Construction/Project Management Specialist.  In this capacity, Mr. Hyrkas was responsible for the Construction/Project Management of several multi-million dollar projects throughout the Washington D.C area and the Eastern United States.

It was at this time that ISL, LLC engaged Hyrk1 Development and Construction, LLC for the management of our most recent project located at 7210 Corporate Court, Frederick, Maryland. The prime Developer/Contractor for this project was Manekin, LLC.  The complexity of the project in terms of Tenant Improvements was much higher than the usual office project due to the fact that over 20,000 square feet of the space would be occupied by an environmental laboratory with very complex and exacting mechanical and electrical requirements.

Thanks to the excellent organizational and project management methods and skills of Hyrk1 Development and Construction, the project was completed on schedule and at the lowest possible cost for a project of this scope and complexity.  We estimate that due to the engagement of Mr. Hyrkas as Construction Manager, representing the owner, the project saved over 20% in costs and six months in schedule.  Through the implementation of computerized automation, the organizational and management skills of Hyrk1 Development and Construction regarding even the most minute of project details are recorded and effectively communicated to all affected parties as well as the owners. 

The very important matter of cost control is documented in detail and up to the minute information is available, allowing continual comparing of budget estimates to actual project costs and projected finished project costs, while
documenting every scope change order and the associated cost impact to the project. 

As a project owner and professional engineer myself, I have been involved in a great number of projects in my 25 years of experience as a Mechanical/Environmental engineer.  The performance of Hyrk1 Development and Construction, LLC as a Construction Manager is the best that I have experienced. We would be very concerned regarding the success of our next project and would be extremely disappointed if Hyrk1 Development and  construction LLC were not available to lend their expertise.
